Dwór Marcelin is a luxury housing complex in Poznań. It was planned to conform surrounding pre-war villa architecture. . The project has been integrated into the existing urban pattern of the Willa Ostroróg complex, which is under conservator’s protection. All the buildings characterize with elegant, traditional architecture that is represented of declivitous roofs, half-round bay-windows and high standard finish.

The first stage of the project assumes construction of tree-floor building consisting of two identical parts connected by a hall. The building totally sized of 2000 sqm will include 24 apartments and 5 service spaces. An underground car park holds 30 parking places.

The second stage assumes construction of two several-apartments city residences with total habitable size of  1500 sqm. The residences will adjoin the first stage buildings.
After finishing the whole project, over a half of total Dwór Marcelin area will consist of green areas.

Apartments in Dwór Marcelin are to be accomplished with so called developer’s standard which means that they are not turnkey. The joint part and the apartments will be finished with high quality materials. Apartments in Dwór Marcelin are a perfect resolution for comfort and style loving family.

About offerer

SAP-PROPERTY is a private company with a share of Austrian capital dealing with preparation and execution of investment projects as a developer/the investor. The company was formed as a member of the SAP-PROJEKT Group as the one specializing in a developer's role. According to the modification of the shareholders structure of SAP-PROJEKT which was a purchase of the SAP-PROJEKT's shares by Tebodin BV Holland, SAP-PROPERTY was capitally excluded from the SAP-PROJEKT Group although
there have been personal relations between partners and Management Boards' Presidents until the end of 2005.

My developer's experience reaches years followed by changes to the Polish economical and political system. Already between 1986/1987 I was a negotiator and an organizer of the first Polish Joint Venture company - LIM which completed the already initiated construction of a complex which Mariott hotel is currently a part of. As the PLL LOT Deputy Managing Director I was negotiating with banks the project's funding on terms of "Project Finance" and a contract for the Mariott hotels network management. During 1989 - 1991 I was organizing the Warsaw's developer's company Holding-Wars. From 1991 to 1996 I worked as a director for developer's activities for theAustrian Bau Holding company at the developing of the following projects:
  • PAZIM Center - complex in Szczecin with a Radisson hotel
  • IPC - office building in Warsaw, 54 Koszykowa Street
  • BBC - office building in Gdynia, OEl1ska Street
  • Aktyn - office building in Warsaw, 132/134 Chmielna Street
  • ILMET - office building in Warsaw, by the ONZ round about
For the past 10 years I have been hosting a position of the SAP-PROJEKT Management
Board President and as a business partner for the SAP-PROPERTY, where Mr. Aleksandar Gerö was the President of the Management Board.

Mr. Gerö still remains the company's active shareholder. Almost his whole life of Mr. Gerö was involved in the developers' activities. In the beginning of the 80's in a strong competition with French and Swedish companies he has managed to secure a contract for the Austrian "Mischek" company for a construction of three Orbis Novotels in Kraków, Czestochowa and Cieszyn. In mid 80's as the Bau Holding Development director he has executed self-repayment contracts in various Eastern European countries and only in Poland cooperating with me has executed twelve objects from LIM Centre to ILMET of a value of approx. USD 500 million. In mid 90's he has connected with SAP-PROJEKT Company and has initiated a new phase of his business career and not only as a developer but in a double role of shareholder-developer.

Considering the company's experiences in executed objects as well as the partner's
personal experiences along with my own the company is very well prepared to undertake execution of various projects. In case of larger projects exceeding SAP-PROPERTY's possibilities we have partners prepared to be capital included.
